Information about the houses

How many rooms do the houses have?

All our vacation homes have at least 3 bedrooms and 2 bathrooms, as well as a kitchen and a roofed lanai.

What are the vacation homes equipped with?

The kitchens of our vacation homes are equipped with refrigerator/freezer, dishwasher, microwave, coffee machine, toaster etc.

Additionally, guests are provided with the following items: bed linens, towels, hair dryer, washer, dryer, steam iron, ironing board, at least two TVs, one DVD Player, telephone and gas grill (gas not included)

In some houses bicycles, beach towels, umbrellas and beach chairs are available for guests.

What are the bed sizes in your vacation homes?

The beds in our houses come in four different sizes:

K= King Size Bed (6.5 ft long, 6.9 ft wide)
Q= Queen Size Bed (6.5 ft long, 5.9 ft wide)
F= Full Size Bed (6.5 ft long, 4.6 ft wide)
T= Twin Size Bed (6.5 ft long, 3.3 ft wide)

What is not allowed in the houses?

Smoking is prohibited in all houses and will result in an additional cleaning fee. Damages caused by smoking will be deducted from the security deposit.

Students unaccompanied by a parent are not allowed to stay in our houses. Bookings under false pretenses will be cancelled and all monies prepaid will be forfeited.

Pets are not allowed on the properties. Violating this rule could result in eviction and forfeiture of all monies prepaid.

Before your stay

What is the minimum number of nights?

Our houses must be booked for at least 7 nights. Shorter rental periods can be granted upon request, though. During the Christmas Holidays, New Year and Easter the minimum stay is 14 nights.

How does the booking process work?

After we have received your booking request, we will send you the reservation form. Please sign it and send it back to us. With the payment of your deposit the booking is completed and the rental contract is in place.

How do I find the way to my house?

When the booking is completed, we will send you the address of your vacation house. If you let us know which airport you arrive at, we will also send you the directions to the house.

During your Stay

What should I do in case of damages, broken appliances etc?

In this case, please contact us immediately. We will try to manage the repairs as quickly as possible. Please note that no rent adjustments can be made for circumstances beyond our control or for malfunction or loss of use of equipment or amenities.

What works will be done during my stay?

Once a week, the pool will be serviced by maintenance workers, so please leave the screen doors in the pool cage unlocked.

Every 7-10 days, depending on the season, a contractor will mow the lawn. This should not take more than 20 minutes.

Am I insured during my stay?

Guests use the house, pool and boat at their own risk. The owner cannot be held liable in case of accidents. Obtaining travel, accident and third party insurance is the guest’s responsibility.

Costs and Payment

Does the rental price change with the season?

Due to shifting demand, rental prices are different during main season (December 15 to April 30) and low season (May 1 to September 14).

When do I have to pay?

To complete your booking, the payment must be wired to the account of Gulf Coast Vacation Property Management Inc. in due time:

20 % of the payment within 10 days after booking

80 % remaining balance and security deposit (300-500 USD) at least 45 days prior to your stay.

All deposits and payments are held in our escrow account.

How much is the security deposit?

The security deposit is 20 % of the rent (300-500 USD).

Are there additional costs?

A tax of 11.5 % is added to the rental price, as well as a cleaning fee of 150-300 USD, depending on the property size and the number of guests.

How much do I have to pay for electricity?

An electric charge of up to 3 USD per day is included in the price. You will be charged for additional electricity usage on the day of departure (costs: 0.10 USD/kWh). To determine the costs, we will check the power meter at your arrival and departure.

Which payment types are accepted?

We accept foreign bank transfers, USD checks and USD traveler checks

Cancellation Policy

What are there cancellation costs?

Guests can cancel their reservation in written form at any time prior to their stay. The following deadlines and cancellation costs apply:

  • Up to 10 day after booking: no costs
  • At least 46 days prior to arrival: 20% of the rental amount
  • 45 – 22 day prior to arrival: 50% of the rental amount
  • 21 days prior to arrival or later: 100% of the rental amount

Please note that we cannot issue refunds for early departure.

Can I get a refund if I have to cancel my stay?

If you cannot make the trip due to bad weather, hurricanes and other natural hazards, the normal deadlines and cancellation costs apply. Therefore, we advise all our guests to obtain travel insurance covering the costs.

What happens if the owner cancels my reservation?

In rare instances we or the owner might have to cancel a reservation, for example if the house has been sold. In this case, we will offer you a comparable or upgraded vacation home. If you do not accept this offer, you can cancel your booking and receive a full refund of your payment.
